Our villa is very much a home from home inside with all the amenities and features you would expect from a upmarket property. It is very spacious and has air conditioning and heating throughout, making it an ideal residence for both short and long term vacations. 

Our onsite management team do a great job in keeping the property clean and tidy, both inside and out. Should you need our management team during your stay, they are available by telephone or you can pop along to their offices which can be found just a couple of minutes drive away. Outside of normal office hours you will be given an emergency number to call.

The management company are able to provide tickets for most attractions as well as other services that include greet and meet at Orlando airport, Mid Stay Cleaning and Welcome Packs. Details and prices of these can be provided on application.

The villa has its own luxurious 26 foot x 15 foot south facing private pool and spa. The pool is surrounded by a large extended patio and includes a covered Lanai with ceiling fan should you prefer to sit in the shade. 

All the furnishings on the pool deck have been upgraded, being of a much higher standard than normal. Furnishings include chairs, a table and sun loungers, allowing you to lie back, relax and soak up the Florida sunshine while enjoying an alfresco lunch and drinks in the evening as the sun sets.

The pool is south facing which gives the added advantage of being in the sunshine all day. The pool and spa have underwater night lighting, which really adds to the character of the area especially at night, and allows you to go for a late night swim.

The luxurious raised Spa is a great way to relax and is able to accommodate up to four people at once. Not a bad way to discuss tomorrow's adventures! If you find the Pool or Spa is a little cool for your liking, it can be fully heated at an additional charge (recommended from October to March).

The pool deck is fully screened which helps to keep the pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in, and there are a selection of pool toys for the children to play with.

Other features of the pool deck include direct access to a pool side bathroom (master suite 2 en-suite) so you will be able to have a shower after your swim without having to walk through the house, and a pool safety fence and door alarm for peace of mind should young children be staying at the villa. The fence takes only minutes to put in place. For your safety and comfort unbreakable glasses and tableware are provided for use around the pool deck area.

The villa has a large open plan seating area called the Family room which is located at the rear of the property. The room contains a luxurious sofa, two large comfortable chairs, and an entertainment centre. This includes a large screen television with cable TV, DVD system, video player and CD player. Additionally, the sofa can be pulled out and easily transformed into a double sized bed.

There is a large set of patio doors which allow direct access out onto the pool deck as well as letting in plenty of sunlight and providing a great view out. 

An added bonus for the children includes a selection of toys, board games & a Playstation 2. If you need a bit of quiet time, send the children to the clubhouse or the pool area and come relax in the family room with a good book.

Kitchen - The large modern fully fitted kitchen comes complete with every modern convenience, including a heavy duty cooker, microwave, American style fridge/freezer/ice machine, double sink / waste disposal unit, dishwasher, toaster, kettle and coffee machine. There is also a good selection of cutlery and crockery (including plastic dishes and glasses for when dining by the pool area). The only thing you need to provide is the food!

There is seating for three at the breakfast counter and a telephone from which all telephone calls to anywhere within the US, UK and many other countries worldwide are FREE. If you bring your laptop with you there is also free broadband Internet access. 

Laundry Area - Should you wish to do any laundry, we have a high capacity washing machine, tumble drier, iron and ironing board located in the laundry room opposite the kitchen. This room also gives internal access to the double garage where the games room is located.

To add to your enjoyment we have converted our two car garage into a fun Games Room. The room features a  pool table with overhead light, an air hockey table and table football. 

Additionally, the clubhouse at Tuscan Hills also features a Games room with a pool table, air hockey table and table football. There is also a fully equipped gym complete with a running machine, cross trainer, exercise bike and multi-gym, and outside the clubhouse is a tennis court, sand volleyball court and a children's play area. All these amenities are available for you to use at no extra cost.

Even though we have converted the garage, the villa still has a wide driveway which can easily accommodate two large vehicles side by side.

The villa contains four large bedrooms allowing up to 10 adults to sleep comfortably. Two of the bedrooms are Master suites and two are Twin rooms. If you still need to squeeze in a couple more people, there is a Queen sized sofa bed located in the Family Room.

Each of the bedrooms has a television with cable TV, radio alarm clock and a hairdryer. All the bedding is provided and the beds are made with clean linen before you arrive. Extra bedding is provided should you need it. The villa has air-conditioning throughout, so will remain at a constant cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep. The villa also has the added benefit of ceiling fans in major rooms.

• Master Suite 1 - The first Master Suite is located at the rear of the villa. It has a fantastic King sized bed and a luxurious en-suite bathroom complete with a Roman tub/bath, huge walk-in Shower, his n hers basins, a large vanity mirror, and a separate WC. Storage space is no problem with a large walk-in closet. As a final touch of elegance you will have your own doorway out onto the pool deck.

• Master Suite 2 - The second master bedroom is also located at the rear of the property, on the opposite side of the villa to the first master. It has a King sized bed and a good sized en-suite bathroom complete with a bath / shower unit. The bathroom also gives direct access to the pool deck and would be ideal for a cooling shower after your swim. Ample storage space is provided by a large built-in closet and drawers.

• Bedrooms 3 & 4 - Bedroom 3 and 4 each contain two single beds making them ideal rooms for any children in your party. A built-in closet and drawers provides plenty of storage space in each room. Located conveniently next to the two bedrooms is the homes third bathroom which comes complete with a bath / shower unit.

The dining area is located at the front of the villa. It has a good sized modern wooden table and eight chairs, and is ideal for those special dining occasions as well as the more casual ones. A large bay window lets in plenty of natural light.
